Dear PetLvr Mailbag …
What can a renter do when owning a dog to prevent the landlord from having any liability with regards to the dog’s behavior?
Essentially, the law states that a landlord can be held financially liable for injuries etc to a third party under certain circumstances.

Nobody wants to think about dying, especially when they’re young and in good health; but, as a responsible pet owner, it’s your duty to ensure that if you were to pass away, your pets would be cared for. Even if you anticipate outliving all of your pets, accidents can happen, and it’s necessary to make arrangements for that possibility.

Dear PetLvr Mailbag,
I recently bought a registered Yorkie from a breeder and after 3 weeks and about $1,000.00 vet bill, we have found out that the puppy died of liver failure he was born with. The breeder has offered to give us another puppy, but we can’t trust the breeder.
Is their any way they are responsible for our vet bills and to return our money? Also, is there someone here in Central Texas we can report them to so future buyers and their kids don’t get heartbroken like us?

If you’ve been glimpsing the yellow-green glint of cat eyes when you step outside at night, or a flash of tabby bolting out of your yard when you go out in the morning, you may have become the accidental host to a feral cat colony. Feral cats are common, and colonies can range in size from a couple of cats to hundreds. So, what to do if you suspect feral cats are nearby?

When thinking about ferrets and the law, few have to think about what trouble their ferret got into. Though there has been a lawsuit or two involving bites and yard or toy damage. But when considering the choice to invite one of these fascinating creatures into your home, there are still a few things worth knowing.
Ferrets as pets are perfectly legal in the U.S. and many other countries. But today they’re forbidden in Hawaii and California. Both those states have special circumstances that motivate them to treat the situation a little differently. As a series of islands, Hawaii has to think more carefully about the spread or balance of species on a confined area. California is… well, California is just different.

We all know how special interest groups can blow things out of proportion – like the nonexistent “Exotic Pet Crisis.” If you listened to some animal rights groups, you’d think keeping exotic pets is cruel, dangerous, and even bordering on treason! Before you buy that agenda, consider that a junior high student once made a convincing case for banning dihydrogen monoxide: colorless, odorless, and tasteless, it kills thousands of people every year.
Most deaths are caused by inhalation, but the dangers of dihydrogen monoxide do not end there. Prolonged exposure to its solid form causes severe tissue damage. Dihydrogen monoxide is also known as hydroxl acid, is the major component of acid rain, may cause severe burns, contributes to land erosion, may cause electrical failures and decreased effectiveness of automobile brakes, and has been found in excised tumors of terminal cancer patients.

Pet Deposit is now Part of Security Deposit
By Michael Louis
In leasing property, there is such a thing called security deposits. In general, these are collected by the landlord at the beginning of the lease period for the exclusive use of paying for repairs caused by normal wear and tear, unpaid rents and fees related to the preparations needed for the property to be ready for occupancy of the next tenants. On the other hand, the remaining balance is usually returned to the tenant at the end of the lease period as agreed upon on the contract which includes the earning of interest. This return of deposit can also be treated as a motivation on the part of the tenant to avoid causing damages to the unit since moving out will entail a good deal of money to scout for the next home.
The steady deterioration of the unit or property, be it the floor, paint, window and other things on normal conditions, is considered normal or fair wear and tear. These will certainly be covered by such deposits. However, anything that exceeds normal wear and tear will be considered damages which the tenant will be financially responsible for. Damages are usually caused by unreasonable use of the property and accidents.
